Do you need to advertise and/ or market a property to let, sell or auction?

Let me put your property advertising pack together to make your property stand out from the crowd.

Smart photos, video walk throughs, and specific floor plans all to tailored your property within 24 hours.

If you need me to market the property, I will create the pack and find the tenant for you. Don’t worry, I'm an excellent judge of character and fact checking speaks for itself so you’re in safe hands.

Property
inspections

£60 - £95

Up to date monitoring of your properties and tenants: a personal and professional approach to your clients.

Tenant verification - right to rent checks and documentation using Tenant Verify or your own platform and/ or paperwork.

Check in & check out inventory inspections with each tenant using Inventory Hive which you can have access to. Mid term inspections to ensure your tenants are taking care of your property at 3, 6 and/ or 12 months.

Compliance checks to ensure your adherence to Health & Safety regulations. Reassurance for you and your tenants.

Reports provided on the same day or within 24 hours.

  • Domestic Energy Assessment of the property. Data and evidence collected of construction, insulation, heating and ventilation. EPC certificate produced and lodged on government the register.

    Retrofit evaluation of the property to produce a detailed plan to improve energy performance, reduce carbon emissions and lower energy bills. An EPC survey, occupant survey, condition survey and building survey form a thorough retrofit assessment of the property.

    This enables a full house retrofit plan to ensure improving one measure doesn’t affect another.

Energy
assessment

Domestic energy assessments: £75

This process entails scrutinising the various systems and appliances that consume energy in the home, assessing the construction, insulation and air sealing of the property to produce an rdSAP EPC.

Retrofit assessments: £120

Similar to an EPC inspection but more in depth, We will also identify any existing defects in the property; such as mould, damp and condensation and check any LA planning constraints. I can then create a home energy plan that lists the recommended improvements and their costs. The plan will also include a risk assessment, which identifies potential challenges, such as technical issues, budget constraints, and disruptions to tenant or homeowner.  

  • Tenant verification: Tenant screening, Identity and Credit checks completed. Or, if preferred data collected and ID checks completed for you to verify.

    Inventory inspections: Full inventories taken at the start, and end of a tenancy agreement. Your third party reassurance to ensure your property is maintained and reduce loss with damages caused by tenants that are not standard wear and tear expectations.

    Mid tenancy inspections to ensure your tenants are adhering to regulations, H & S and ventilation procedures as well as over all upkeep and cleanliness of the property.

    Compliance checks: PCFRA, smoke & Carbon monoxide alarm testing, fire door checks, electric & gas checks to government recommendations and regulations. You will receive a signed evidence report.

Viewing assistance

£30 - £50

Viewing appointments, open house appointments, and virtual appointments carried out on your behalf.

My professional standards are an extension of you with a personal touch.

  • I will meet your clients at the property to show them around. Open house appointments mean multiple people can be booked in to one time slot.

    Each appointment is usually 30 minutes, longer appointments for 60, 90 or 120 minutes can also be arranged.

    I then provide feedback directly to you of the outcome. At the time of viewing I also do a standard inspection if the property is vacant. This informs you of any urgent matters such as leaks, fence panels blown down etc. that need your immediate attention.

If you need to view a property you wish to purchase or bid on at an auction but are unable to attend the property let me help.

I will attend the property to do a valuation survey and opinion report for you.

Your report will be completed and sent to you within 24 hours.

  • On call service cover to be there when you can’t.

If you need support for your business while you are ill, on holiday or for any reason you physically need temporary business cover, I can help.

Giving you peace of mind that you can recuperate, or relax knowing your business is in safe hands and will be waiting for you when you return without coming back to a list of problems to be solved.

I can be on the end of the phone for your clients and tenants when are unable to be.

I can liaise with your clients and tenants to asses their issues, and needs in your absence. I can arrange visits in person, and complete any minor problems that arise for you.
